What Are As Constructed Drawings?

An as constructed drawing is a set of plans that records a building exactly as it stands, not as it was originally designed or approved. Queensland property owners need them in a handful of specific situations, and once you understand what is involved, the process is usually simpler than you would expect.

If a solicitor, a real estate agent, or your local council has told you that you need them, here is what is actually going on, what the process looks like from first call to delivery, and how long it takes.

What Are As Constructed Drawings?

When a property is built or renovated, the work is supposed to follow a set of approved plans. Over time, things change. Additions get built, rooms get reconfigured, structures go up in the backyard. Sometimes those changes go through council. Often they do not.

As Constructed Drawings are the document that bridges that gap. A draftsperson assesses the property, takes measurements, and produces a professionally prepared set of plans that records the real dimensions, layout, and structure of the building as it currently exists. The result meets the standard required by councils, certifiers, solicitors, and insurers. If you have seen the term “as built drawings” used instead, they are the same thing. Both names appear across the industry and in council correspondence, and both refer to the same document.

Five Situations Where You Will Need Them

Most people encounter as constructed drawings unexpectedly, usually when a deadline is already in play. These are the five situations where they become a requirement.

Selling a property with unapproved work. If your property has a structure that was built without council approval, a solicitor or conveyancer will usually flag it during the sale process. Buyers, lenders, and their legal teams want documentation for what is on the title. A set of As Constructed Drawings, sometimes accompanied by a building approval, is how that gets resolved. Without them, settlements stall.

Estate settlement. When a property is being transferred or sold as part of an estate, the documentation required can include drawings for any structures on the land. Executors dealing with properties that have had extensions, sheds, or garages added over the years often find that the original approved plans no longer reflect what is there.

A council notice. If your council has issued a notice about an unapproved structure, As Constructed Drawings are typically the first step in regularising it. They give council a clear record of what exists so the appropriate approval pathway can be assessed. Insurance requirements. Some insurers require accurate drawings before issuing or continuing cover on a property, particularly where a significant structure such as a studio, a granny flat, or a large shed does not appear in the original approved plans.

Upcoming renovation approval. If you are planning a new renovation and your property already has unapproved work, council may require the existing structures to be documented before they assess the new application. Getting this done upfront prevents the kind of delay that derails a project timeline.

Are as constructed drawings and as built drawings the same thing?
Yes. “As built” and “as constructed” are used interchangeably across the industry, in council correspondence, and by solicitors. Both refer to the same document.

Do garages, sheds, and granny flats qualify?
